Abstract. The article provides a historical insight and an overview of a number of modern concepts on the issue of a variety of factors’ structuring and socio-economic development of the region, as well as applied approaches to analysis of the impact of certain parameters characterizing the regional economy on commercial real estate market and land within these regions. It is shown that when analyzing correlation problems between the parameters of socio-economic development of the region and the dynamics of commercial real estate market and land in this territory, the issue of systematization and classification of various indicators characterizing the state of the economic system of the region and its impact on pricing is of particular relevance due to the multifactorial development of the processes that are being explained. When analyzing this circumstance as a factor of scientific novelty, the author’s methodology for classification and factors’ typology and indicators of the socio-economic situation of the region is suggested in the development of existing concepts. The conceptual methodology includes both generally accepted criteria and additionally introduces criteria determined by the prospects for further research and their application. From the point of view of interrelations of economic system state of the region and pricing processes under consideration, nature and degree of influence as the main subject of the study, as well as potential for controlled change, are presented as an important criterion. The latter seems to be a potential tool of executive authorities at various levels, providing the possibility of applying a targeted, narrowly focused impact of managerial efforts aimed at specific development vectors in order to achieve the targets of the overall development of the managed territory at a faster pace. In conclusion, the open nature of the suggested classification is noted with the possibility of expansion, addition, and modification in the process of further research within the framework of the issues mentioned above.
